This 3 bedroom property was in a really poor condition and needed a full renovation. We first began work by stripping back all the walls to brick level, installed new electrical wiring throughout the property, plastered all the walls from top to bottom and installed new electrical points and switch boxes.

The client’s brief here was to build a garden room for the summer & fit a new kitchen. After working on several design proposals, it was settled on a building a new brick-built room extension with two sets bi-fold doors to two sides and a large roof lantern on flat roof. The old kitchen sink wall was removed and opened up into the garden room to create one large open modern living space. A large VELUX electric window was fitted to the pitch roof in the kitchen to increase the natural light into the middle and back of the kitchen.

The brief from the client was to refurbish this property to transform it into a house of multiple occupancy (HMO). This house was a full of challenges, but our experienced team was ready to take this project on.

We had a brief from the client to make space for a new bedroom in the roof, and to re-furnish the bathroom, three bedrooms, hallway stairs and landing area. The main priority was to put a bedroom in the roof space and obtain the required planning. A dormer roof structure was built with a large bedroom window, and a smaller landing window to the top of the stairs. A rubber roof covering was fitted to the flat roof on top of the dormer.
